What's a 'good' rental yield?

It depends on the market. Gross yields of 6–8% are common in many US cities; net yields of 4–6% are typical for solid, professionally managed rentals. Higher yields usually mean more risk or more work.

Gross yield vs net yield — which matters?

Net yield. Gross yield ignores expenses; two properties with the same gross yield can have very different net yields once taxes, insurance and management are factored in.

What is cash-on-cash return?

Annual cash flow (rent − expenses − mortgage) divided by the cash you invested (down payment + closing costs). It's the simplest measure of yearly return on your actual out-of-pocket cash.

Does this account for tax benefits?

No. Depreciation, mortgage-interest deductions and 1031 exchanges are not modelled. Talk to a CPA to understand your after-tax return.
